Open the attached solution
expand the "controllers" > "ContentArea" folders
right click on "ContentArea," add new file
choose xam.mac view + controller
name it ContentView
A few more steps:
1. open the solution
2. open the MainWindow.xib so that an Xcode window is open
3. right-click on "Controllers/ContentArea" to create a new file
4. select Xamarin.Mac / Cocoa View with Controller and name it "ContentView"
5. click OK
(step 2 is probably the important missing step from above)
Once you click OK, as each individual file from the template gets added to the project (there's 4 or 5 files), it closes and reopens Xcode once per file added.
(I'll submit another bug for that issue because that sucks for usability and for performance)

Maybe something gets fucked up with all of the back and forth with Xcode while the files are getting added?
I haven't been able to reproduce yet so I'm not sure what's going on.
Oops, looks like I forgot to close this bug after fixing it.
The problem was caused by all of the back-and-forth syncing with Xcode when adding a batch of files.
THe fix was to make it only sync on Save and not on FileAdded.
Today we have checked this issue with following builds:
X.S 4.0 - 2be9833ca58a68b3d64be96a40ab7e149647fed1
Mono- 2.10.11 (mono-2-10/2baeee2)
We have followed all steps which are mentioned in Comment#1. Now Xcode does not close and reopen when user add ContentView file to Controllers/ContentArea after opening MainWindow.cs file.
